本工程在质量保修期内,如发生质量问题,本单位将按照《建设工程质量管理条例》、《房屋建筑工程质量保修办法》的有关规定负责质量保修,属施工质量问题,保修费用由责任单位承担。
在正常使用条件下,房屋建筑工程的最低保修期限为:
质 1、房屋建筑的地基与基础工程,主体结构工程,为设计文件规

保 2、屋面防水工程和有防水要求的卫生间、厨房、外墙面的保修
修 期为5年。
3、供热与冷系统,为2个采暖、制冷期。 范
围 4、电器线管、给排水管道、设备安装为2年。
5、装饰工程为2年。
注:1、房屋建筑工程保修期,自建设工程竣工验收合格之日起计算:
2、房屋建筑工程超过保修期以后,应由产权所有人委托的物业管理公司进入正常的定期保养和维修。
