节前消防安全检查报告 洁兴物业质安部节前消防安全检查报告 尊敬的公司领导: 为贯彻落实《中华人民共和国消防法》、《四川省成都市消防》，将所有消防安全隐患消除在萌芽状态中，消防安全工作坚持“安全第一，预防为主,防消结合”的方针。质安部按照以上法律法规中进行消防安全检查，于2015年1月27日—2015年2月6日对我公司负责的各个小区进行了节前消防安全检查。现将此次安全检查的情况报告如下: 一、在此次检查中，要求各项目部从上至下加倍重视消防安全工作，牢记各自的安全职责，落实消防安全责任制。在项目中强化消防安全专项工作，质安部要求各项目部按照项目情况自行制订《物业小区消防应急处置预案》认真进行消防演练。加强项目消防安全管理和对小区住户的消防安全宣传工作，与广大住户一同做好消防安全工作，杜绝火灾的发生。 二、消防安全检查工作。 1、消防安全管理情况。 项目部根据自行制订的《物业小区消防应急处置预案》将消防安全责任落实到每个部门及班组，健全各项消防管理，并将《物业小区消防常识》的培训长期化、常态化。强调消防安全的重要性和住宅居民的参与性，通过图片形式大力宣传消防安全知识。加强消防安全管理，定期组织疏散演练，灭火器材灭火训练，通过演练使员工提高了四个能力即:检查消除火灾隐患的能力;扑救初起火灾的能力;the first level to consider when positioning security, roughly the same distance between the point and level to put the stand, can't be moved, dislocation, and so on. Security, protection: (1) enter the construction site personnel must wear safety helmets, safety belts, shirtless, wearing slippers, slippery-soled shoes is not allowed to enter the site. (2) must be carried out according to the specifications of construction, attention to the safe use of electricity. (3) Note 组织引导人员疏散逃生的能力和宣传教育培训的能力。 2、安全用电情况。 质安部负责对公司所管辖的各居民小区的电气线路是否存在老化、超负荷运行等安全隐患进行了排查。线路和设备安装使用均符合国家相关。在这次检查中未发现有违规使用电热器或大功率电器设备的现象。 3、用火用气情况。 质安部重点对厨房、员工宿舍等重点防火部位进行了检查。检查中要求各处厨房在做完饭后，立即关闭电源、气源。 4、可燃物的清理。 质安部现场协助项目部的绿化保洁部和秩序维护部对小区内的楼道、死角和地下室等进行了统一的检查与清理。清除各处可燃、易燃物品及化学危险品。 5、消防疏散通道畅通情况。 质安部要求项目部对小区内各楼内的疏散通道进行清理，通知部分业主将占用楼道内自家的杂物收好并做好相应。现场作出要求:单元楼宇内的防火门必须随时处于关闭状态，要求各项目部在各单元高层楼宇内张贴《温馨提示》，向广大业主宣传 “防火门在使用过程中必须保持其处于非锁死的关闭状态”的道理，然后再一一恢复防火门的关闭状态。 6、消防设施设备运行情况。 质安部在检查过程中要求各项目安排工程部及秩序维护部坚持the first level to consider when positioning security, roughly the same distance between the point and level to put the stand, can't be moved, dislocation, and so on. (3) Note 每天巡检，并着重对楼内的灭火器、消火栓和消防泵等消防设施进行检查并做好记录。确保灭火器、消火栓完好有效，疏散指示标识及应急照明设施运行正常。通过此次消防安全检查，我们对物业服务区域内的消防安全状况有了更深入的了解。进一步地完善了消防安全管理制度和消防安全责任制。使项目部消防工作和应对火灾等突发事件的水平大幅提高。我部门要求项目部将以此次消防安全检查为起点，继续做好消防安全工作。努力为住户们营造出安全祥和的居住环境。 三、各项目普遍存在以下问题: 1、消防控制室操作人员未取得消防安全培训合格证; 2、消防设施设备台账建立不完善; 3、巡视检查记录不规范; 4、对消防设备操作生疏不专业; 5、岗位值班制度及交接班制度不完善; 6、消防安全知识宣传不到位; 7、有部分灭火器压力不足(失效); 8、部分消防报警电话不通及烟感报警点位屏蔽。 四、质安部将组织对检查中存在的问题整改情况进行复查。 人:质安部 日期:2015年2月9日 the first level to consider when positioning security, roughly the same distance between the point and level to put the stand, can't be moved, dislocation, and so on.
