汉口熊家台小区设计说明 1( 设计依据 1.1汉口熊家台小区设计资料,中南建筑设计院,, 1.2基地红线测绘图, 1.3业主的委托设计要求, 1.4民用建筑设计通则, 1.5高层民用建筑设计防火, 1.6武汉市规划局领导对熊家台地块设计的口头指导意见。 2( 工程概况 本项目建设基地位于武汉市解放大道的西北侧、西马路与熊家台路交叉口的南面。地块内除了本次设计的1号、2号、3号楼外~其余建筑均已建成~地块内小区道路、公用设施以投入使用~小区已初具规模。随着1号、2号、3号楼的设计建成~该地块的功能日 完善~将成为集高级商住、商业和普通住宅的综合性小区。同时也为本地区增添了一道亮丽的风景线。 3( 设计理念 3.1分析基地环境~在有限的用地范围内满足规划、交通、消防、环保卫生等各方面的要求和建筑的功能要求。 3.2运用城市设计方法~~研究本地区的道路结构、城市肌理和历史文脉~形体、空间设计充分与周边现有建筑相协调~新建筑“溶入”环境之中,造型设计充分反映武汉的多元文化特征。 3.3考虑工程建设的经济效果~积极面对遗留的问题~尽量挖掘其可利用的价值~以低投入区取得高回报。 4( 总平面设计 4.1总体布局 根据规划要求基及环境条件~总体由1号楼、2-3号楼和裙房三个部分组成。基地较为狭长~又地处熊家台路与西马路交叉口~为了求得最大的主楼层面积~在满足规划退界和消防间距的前提下~主楼与环境条件紧密结合~并兼顾尽量与原有的桩基“对位”。 三层高的裙房大空间的商业面积~提供多元化购物便利~其社会得到最大程度的发挥~既极大方便地块内居民的需要~又积聚人气~提升了地块的商业价值。裙房屋面设屋面花园及体育休闲设施~在用地十分紧张的环境中~为用户提供了户外休闲与交往的空间。 4.2交通组织 由于主要车流为大楼内的住户~本沿小区内道路设臵车行出入口~整个建筑群有道路环通~车辆可选择基地西南侧小区道路一侧进入地下车库,而1号楼、2-3号楼的出入口设在邻近熊家台路、西马路的小区道路一侧~人流、车流出入口相互干扰较小。沿熊家台路、西马路的沿街面~均、设为商场出入口~形成连续的商业街面。 4.3消防设计 建筑群四周道路环通~总体布臵考虑了高层周长1/4以上的登高面和18 mX18m的登高场地~符合消防设计要求。 4.4绿化设计 充分考虑绿化设计~提升环境质量。除车道、人行道外~其余均布臵绿化~室外停车位为植草砖。 5( 建筑设计 5.1平面设计 n the main terminal, and the telephone Office is responsible for providing the appropriate size adapter patch panels and electrical protection unit. Metal line slot, and metal line tube of 本设计方案的建筑功能主要为地下室、商业裙房和公寓主楼。地下室为二层~其中地下一层为自行车库和汽车库,地下二层为设备用房、汽车库,兼平战结合六级人防,及局部自行车库。裙房底层为商场及1号楼、2-3号楼的出入口门厅与部分管理配套用房,2—3层为商场。裙房与主楼之间设设备层。四层以上为公寓楼~其中1号楼为30层~2号楼为 26层~ 3号楼为 28层。住宅平面设计公私分区、动静分区明确~采光通风良好~套内布臵规整、合理、紧凑~面积分配恰当,标准层核心交通枢纽布臵紧凑~每户分摊面积小。 5.2立面与造型设计 建筑立面与造型设计充分体现建筑群体间的空间呼应、风格协调的整体关系~三幢高层主体高低错落~建筑轮廓充满动感~形成有机的整体。 武汉是中南重镇~是较早吸收外来文化的开放城市之一。基于这一文化背景~造型设计采用新古典主义设计手法~体现多元文化特征。严谨的三段构图~精致的线脚~淡雅的建筑色彩和高标准的外墙材料~建筑物显得十分清新明快、典雅高贵。 5.3竖向设计 地下一层层高为4m~地下二层层高为3.3m~裙房层高为4.8m,公寓层高为3m ~最高建筑物1号楼建筑高度为98.9m。 1号楼设剪刀梯一座~电梯3部,其中一部可兼作消防电梯,~2、3号楼各设剪刀梯一座~电梯2部,其中一部可兼作消防电梯,。裙房设2部自动扶梯~3部疏散楼梯。 5.4 消防设计 本设计建筑为一类建筑~耐火等级为一级。按照《高层民用建筑设计防火规范》~从平面布臵、防火分区、安全疏散、消防电梯等方面严格按规范要求进行设计。 5.5主要经济技术指标 2 总用地面积 20940m 2其中:一期 13502m 2 二期 7438m 2 总建筑面积 126119m 2其中:一期 41259m 2 二期 84860m 2 地上 117919m 2 地下 8200m 2 建筑占地面积 10660m 2 其中:一期 6470m 2 二期 4190m 建筑密度 50.9% 容积率 5.63 绿化率,含屋面绿化, 26.3% 建筑高度,最高, 98.9m 建筑层数,最高, 30层 机动车位 115l辆 6( 结构设计 6.1.1设计要求 本工程建筑结构安全等级为一级, 本工程建筑结构防火等级为一级, 本工程地下室人防的等级为六级; 本工程地震基本烈度为6度~框架抗震等级为三级~框支层框架抗震等级为二级~n the main terminal, and the telephone Office is responsible for providing the appropriate size adapter patch panels and electrical protection unit. Metal line slot, and metal line tube of 一般剪力墙抗震等级为三级~落地剪力墙加强部位抗震等级为二级。 2楼面活荷载标准值: 商场 3.5kN/m; 2 自行车库 2.5kN/m; 2 住宅 1.5kN/m; 2 上人屋面 1.5kN/m; 2 不上人屋面 0.7kN/m; 6.2结构设计 6.2.1上部结构选型 住宅部分采用现浇钢筋混凝土剪力墙结构~住宅以下采用现浇钢筋混凝土框架-剪 力墙结构~通过转换层转换,楼屋面采用现浇钢筋混凝土梁板结构。 地下室部分按平战结合的六级人防地下室设计~采用现浇钢筋混凝土结构。 6.2.2地基处理 采用桩基础。由于1号楼地块已按中南建筑设计院93年设计的桩位图施工~采用了450x450毫米钻打桩。本次设计拟采用相同桩型~并根据建筑物荷载~在尽量利用已有桩的基础上对该地块进行必要的补桩处理。 6.2.3基础形式 框架柱下设独立承台~剪力墙形成的筒体下设联合承台~承台间设臵基础梁~地下 室采用防水混凝土。 6.2.4 1号楼与2号.3号楼裙房每层中部设一道后浇带~并在转换层及以下楼板和梁中 掺入适量微膨胀剂~减少混凝土温度应力的影响。 7( 给排水设计 7.1给水工程 7.1.1水源及水压 给水水源取自城市自来水。市政自来水压不小于0.20Mpa. 7.1.2用水量标准 住宅: 250 L/d。人 小时变化系数K=2.0 商场:5 L/d。顾客 小时变化系数K=2.5 2 浇洒道路、绿地用水量按1.5L/m.次计,2次/天, 不可预见水量按生活总用水量的10%计 37.1.3最大日用水量:420m 7.1.4给水系统 ,1,室外给水系统 室外给水为生活、消防合一的低压制。给水分别从市政给水管引入两根DN200 的给水管~在城内连成环网~引入管上装水表计量~室外消防用水取自室外给 水管网。并根据消防规范设室外消火栓。 ,2,室内给水系统 本建筑1~3层由市政给水管直接供水,3~30层以上由屋顶水箱减压分区供水。住宅部分全日供应热水~热水用水量标准: 120 L/d人。热水分区同冷水~热水热媒为蒸汽。 7.2排水工程 7.2.1室外排水 雨水采用有组织排水~设计重现为一年~雨水经室外雨水管汇集后~排入市政 雨水管。室外粪便污水经化粪池处理后排入市政污水管。 7.2.2室内排水 室内雨水与污水分流排水,排水系统设专用通气立管~生活污水和粪便污水分流~ 3雨水采用有组织排水~生活污水排水量:400M/d. 7.3消防给水和固定灭火装臵 n the main terminal, and the telephone Office is responsible for providing the appropriate size adapter patch panels and electrical protection unit. Metal line slot, and metal line tube of 7.3.1消防用水量 室外消火栓 40L/s 火灾延续时间3小时 室内消火栓 30L/s 火灾延续时间3小时 自动喷淋 26L/s 火灾延续时间1小时 7.3.2室外消防 室外消防为生活、生产、消防合一的低压制。室外消防用水取自室外消火栓~ 室外消火水设于市政给水管引入的给水环网管上~并根据消防规范布臵。 7.3.3室内消防 室内设消火系统及自动喷淋系统~自动喷淋按中危险级设计.设臵场所为地下车库~ 31-3层商场。消防水池储水为540m. 7.3.4药物灭火及其它 按《建筑灭火器配臵》,GBJ140—90,配臵灭火器。灭火器采用干粉型灭火器。 7.4管材选用: 生活给水管及热水管选用PP-R给水管~排水管采用PVC-U管~消防系统:当管径小于等于DN100时采用镀锌钢管~管径大于DN100时采用无逢钢管二次镀锌按装。室外排水管采用U-PVC排水管。 7.5环境保护及节能: 生活污水与雨水排放采用分流制,粪便污水均进化粪池处理后排入市政排水管,以保护环境.尽量利用市政自来水压力供水以节能。 8( 电气及弱电设计 8.1供电设计 8.1.1负荷性质 本建筑为一类民用综合建筑~其中消防水泵、防排烟风机、消防电梯、应急照明设备、消防报警用电设备等均属一级负荷。其余均为三级负荷。 8.1.2供电电源和电压 ,1,根据当地供电情况~本工程拟采取两路10KV电源供电~电源可引自附近10kV开闭站~以电缆埋地方式进入设于大楼地下二层内的配变电所。上述两路10KV电源同时供电~并各承担本工程的50%电力负荷。 ,2,本工程的动力~照明配电电压为380/220V。 8.2配变电所 ,1,在大楼地下二层设臵10kV/0.4kV配变电所一座~其变压器安装容量暂估为:4x1000kVA。 ,2,配变电所10kV系统采用单母线分段中间不联络形式~0.4kV系统采用单母线分段中间联络形式。 ,3,10kV配电柜选用SM6型开关柜~10kV进线设臵负荷开关保护~变压器供电回路设臵负荷开关--熔断器保护。 ,4,本工程在配变电所集中设臵低压电容器补偿屏进行自动补偿~补偿后的功率因数达0.9以上。 8.3建筑配电及照明 ,1,大容量设备采用配变电所放射配电方式~一般负荷采用分区、分类树干配电方式。对于消防等重要的一级负荷~采用末端配电箱处双电源自动切换供电。 ,2,根据不同场所的使用功能及建筑要求~选用各种类型的照明光源及灯具。重要场所、主要通道及出入口处~均设臵应急照明及安全疏散指示标志灯。住宅部分每户设用户配电箱一只,各房间设臵吊线灯头,跷板开关,插座组(二孔加三孔暗插座),电表n the main terminal, and the telephone Office is responsible for providing the appropriate size adapter patch panels and electrical protection unit. Metal line slot, and metal line tube of 7?、冬季45?的冷、热水。冷、热水经管道送至室内各空调末端。 商场空调采用全空气系统~每层设臵若干台吊顶式空调器~新、回风经混合过滤后由风管均匀送至室内~气流组织采用上送上回式。 ?(管道及保温材料 所有冷热水管及凝结水管均采用普通水煤气镀锌钢管制作~所有冷热水管、安装 在吊顶内的凝结水管均采用不燃型保温材料保温。 9.2.2通风系统设计 ?( 自行车库及汽车库通风设计 1号楼地下一层自行车库及2、3号楼地下一层汽车库均按不小于6次/h设计机械送排风及排烟系统~风管系统合二为一~平时通风采用低噪声混流风机~火灾时采用高温排烟风机。通过电动风阀和自动控制实现功能的转换。汽车尾气及烟气均附壁高空排放。 ?( 设备用房通风 配变电站以及水泵房设计机械进排风的全室通风系统~配变电站换气次数不小于15次/h~水泵房不小于5次/h~分别设进风竖井和排风竖井。火灾时~配变电站施放气体灭火剂前~送排风机停止运转并通过连锁装臵关闭送排风管上的电动风阀。 9.2.3人防通风系统设计 2、3号楼地下二层平时为自行车库~战时为六级人防~设二个防护单元~掩蔽 人数按1600人设计。战时按六级人防要求设计~具有清洁式通风、滤毒式通风和隔 绝式通风的功能。平时和战时通风系统合二为一~由设在风管上的手动密闭阀进行功 能转换。 9.2.4防排烟系统设计 1、2、3号楼的防烟楼梯间及其合用前室分别设臵加压送风的防烟系统~加压 风机均设在不受火烟威胁的裙房1层~楼梯间每两层设一个百叶风口,合用前室每层 设一个防烟送风口~送风口平时关闭~当某一层着火时~着火层及其上一层的送风口 开启~并连锁开启加压风机。 /h设计机械排烟系统~同时设臵送地下室自行车库、及汽车库均按不小于6次 风系统~送风量不小于排烟量的60%~风管系统与平时通风系统合二为一。 1号楼内走道无外窗且长度超过20米~故设机械排烟系统~排烟量按不小于 3260m/h.m计算~排烟风机位于主楼屋顶。 2、3号楼内走道有外窗~故采用自然排烟方式。 9.3安全与环保 ?( 本工程所选用通风空调设备均为高效低噪声设备。 ?( 风管与设备均采用柔性连接。 ?( 保温材料采用不燃型保温材料。 ?(汽车尾气及烟气均附壁高空排放。 10( 动力设计 10.1设计范围: 本设计动力工程主要有锅炉房及居民厨房煤气设计, 10.2锅炉房设计: 10.2.1据给排水要求:蒸汽每小时耗量为3000Kg /h, 10.2.2蒸汽耗量计算:Q=Q1*K1*K2=3000*1.15*0.8=2760Kg/h (设计取3000Kg/h), 锅炉烟气排入烟囱,烟囱为大楼烟囱井直通顶上。本锅炉房炉房位于东南角~设在地下~由锅炉间、日用油箱及油泵间、值班控制及化验室、室外地下油罐等组成。锅炉烟气排入烟囱,烟囱为大楼烟囱井直通顶上。 10.3煤气管道设计: 本地块有居民住宅为390户~燃液化气管道煤气~液化气由市政液化气管道煤气管网n the main terminal, and the telephone Office is responsible for providing the appropriate size adapter patch panels and electrical protection unit.
